A full home Inspection is an inspection of a home’s major systems and structure. Akin Inspection checks over 300 items in a home using state-of-the-art equipment and innovative technology.  The home inspection is a buyer’s single best opportunity to assess a home’s condition. It documents issues both major and minor, giving you a full picture of exactly what you’ll be taking on as a homeowner.

11th Month Warranty Inspection:

Most newly constructed homes have a 12 month warranty by the building contractor that covers issues with it’s structure, components, and materials. At 11 months, let Akin Inspection conduct an inspection and help you develop a list of corrections that fall under these types of warranties, so that your contractor can fix any issue while still under warranty.

Post Storm Inspection: 

A post storm inspection is performed after a major storm and/or freeze and includes the following: roof covering, roof structure and attics, plumbing supply, distribution systems and fixtures, and grading and drainage with the use of infrared camera and moisture meter.

Infrared Thermal Imaging:

​The use of infrared cameras an assist in the following areas:

  • Electrical hotspots: Elevated temperatures could signify an overloaded electrical circuit, which could leave to fires.

  • Poor insulation: Missing ceiling insulation could raise your monthly electric bill because outdoor air is coming indoors. Additionally, poor insulation could lead to dangerous ice dams.

  • Water leakages: Moisture in walls and other areas can lead to many health issues and home damage. IR cameras can help find hidden leaks.  

  • Duct leakages: Infrared scans can detect HVAC ducting issues that cause inefficiency and higher heating and cooling costs.

Zip Level Foundation Measurement

Austin and some of the surrounding areas are notorious for expansive soil. A foundation measurement can help detect issues and provide you a base point for comparison if you ever suspect movement in the future.

Additional Services

Pool and Spas: Akin Inspections will inspect the components of the pool and spa such as pumps, heaters, ladders, deck surfaces, diving boards, railings, and wiring.

Irrigation System:  We can inspect the performance of the system to ensure proper coverage and help find leaks that could potentially lead to large utility costs or damage to the home.
